A Reduced Commission Of 3%: 2% will be paid to the selling agent and we keep 1% as the listing agent. If, in the case we are both listing and selling agent, we would collect the entire 3% commission.

Exclusive Agency Agreements Only: New York State recognizes two types of listing agreements: Exclusive Agency and Exclusive Right To Sell. The major difference between the two is with an Exclusive Agency agreement, should you sell your home without the aid of a real estate agent, you pay no commission.

Escape Clause: You can cancel the listing agreement with us at anytime, for any reason or for no reason, You are not tied into an agreement you no longer want.

Make Pricing Recommendations: We analyze market conditions and make pricing recommendations.

Broker Open House: We’ll run an open house for local agents, so they can familiarize themselves with your home.

Lawn Sign and Lockbox: Unless you prefer otherwise, we will provide a lawn sign and key lockbox indicating your home is for sale and to facilitate easy showings by other agents.

We Will Schedule All Showings: Following the protocol you’ve instructed us to follow.

Scrutinize All Offers: Determine the veracity and the buyers’ ability to complete the purchase transaction.
